Dwelly ("Dwelly," "we," "us," or "our") is a property management application for families who co-own vacation properties together. Dwelly is operated as a sole proprietorship based in Texas, United States. You can reach us at hello@dwellyco.com.

2. Information We Collect

We collect information in the following ways:

Information you provide directly:

• Account information — your name, email address, and password when you sign up
• Profile information — your family name and avatar preferences
• Property information — property name, type, photos, and room details you enter
• App content — bookings, expenses, grocery lists, inventory items, maintenance logs, and checklist entries you create
• Communications — emails or messages you send to us

Information collected automatically:

• Log data — IP address, browser type, pages visited, and time spent in the app
• Device information — device type, operating system, and browser version
• Usage data — features used and actions taken within the app

Information from third parties:

• If you sign in with Google, we receive your name, email address, and profile photo from Google

3. How We Use Your Information

We use the information we collect to:

• Create and manage your account
• Provide and operate the Dwelly app and all its features
• Enable collaboration with your co-owners on shared properties
• Send transactional emails (account confirmation, password resets, invitation emails)
• Respond to your support requests and communications
• Improve and develop the app based on usage patterns
• Process payments and manage your subscription
• Comply with legal obligations

We do not use your data for advertising purposes and we do not sell your data to any third party.

4. How We Share Your Information

We share your information only in the following limited circumstances:

With your co-owners: Information you enter into a shared property — bookings, expenses, grocery lists, inventory, maintenance logs, and checklists — is visible to all co-owners of that property. This is the core function of the app.

With service providers: We use the following trusted third-party services to operate Dwelly:

• Supabase — database, authentication, and file storage (hosted on AWS)
• Vercel — application hosting and deployment
• Stripe — payment processing (Stripe handles payment data directly; we never store your full card details)

Each of these providers has their own privacy policy and security practices. We only share data with them as necessary to provide the service.

For legal reasons: We may disclose your information if required by law, court order, or to protect the rights, property, or safety of Dwelly, our users, or the public.

Business transfers: If Dwelly is acquired or merges with another company, your information may be transferred as part of that transaction. We will notify you before any such transfer takes place.

5. Data Retention

We retain your account and property data for as long as your account is active. If you delete your account, we will delete your personal data within 90 days, except where we are required to retain it for legal or financial record-keeping purposes (such as billing history, which we retain for 7 years as required by US tax law).

6. Your Rights and Choices

You have the following rights regarding your personal data:

• Access — you can request a copy of the data we hold about you
• Correction — you can update your account information at any time from your profile settings
• Deletion — you can request deletion of your account and associated data
• Export — you can request an export of your property data
• Opt out of emails — you can unsubscribe from non-transactional emails at any time

7. Cookies

Dwelly uses cookies and similar technologies to keep you signed in, remember your preferences, and understand how the app is used. We use only essential and functional cookies — we do not use advertising or tracking cookies.

8. Children's Privacy

Dwelly is not directed at children under the age of 13 and we do not knowingly collect personal information from children under 13. If you believe a child under 13 has provided us with personal information, please contact us at hello@dwellyco.com and we will delete it promptly.

9. Security

We take security seriously. Your data is stored in Supabase, which uses industry-standard encryption at rest and in transit. Passwords are hashed and never stored in plain text. Payment processing is handled entirely by Stripe, which is PCI-DSS compliant. For more details on how we handle your data, see the sections above.

No method of transmission over the internet is 100% secure. While we use commercially reasonable measures to protect your data, we cannot guarantee absolute security.

10. Changes to This Policy

We may update this Privacy Policy from time to time. When we do, we'll update the "Last updated" date at the top of this page. For significant changes, we'll notify you by email or with a notice in the app. Your continued use of Dwelly after any changes constitutes your acceptance of the updated policy.

This Privacy Policy is governed by the laws of the State of Texas, United States, without regard to conflict of law principles.
